Cellular Tower Surveys

The local requirements for Cellular Towers including zoning and permit regulations change regularly. We provide our clients with the latest information.

 

Mortgage Survey (Improvement Location Certificate)

An Improvement Location Certificate is required by all lenders when buying a piece of property. This type of survey shows any and all improvements in relationship to the property boundary to a tolerance accepted by lenders. It is for Loan Purposes Only and may not be used for fence construction or home improvements. It also shows any encroachment that might bring up any legal issues of concern.

Legal Location Survey

A Legal Location Survey (sometimes called a Boundary Survey) is a Land Survey in which monuments (or property corners) are either found or set to mark the boundaries of a specific parcel of land, and all improvements to property are referenced to the located property lines. This can be used for fence construction and future improvements.

A.L.T.A.

An ALTA Survey is a survey that is performed under strict guidelines set-forth by organizations that want to standardize the requirements for a Land Title Survey. This type of Survey is detailed.
